Light it Up!!!
Isn’t that common sense? It seems like it but with so many things to remember most people forget about the last and most important step: LIGHTING! Without light, we see nothing. Light creates the visual impact of the room and communicates your space to the buyer. Have all the lights on during a viewing and prepare them before the buyer sees the room.
Make sure all the bulbs are incandescent and use the highest recommended voltage for each fixture. Don’t forget to evenly distribute the light! Make sure there are no black holes in space. ALWAYS, ALWAYS, ALWAYS, update the drapery and open them up!
Let there be light!!… not only in the interior but on the exterior as well. Many buyers drive right by a house before they come to view it. Most of them do it during the evening after work or dinner. This means it’s most likely dark outside!
You want to feature your property at the best it can be. Leave the porch light on at night and some walkway lighting leading up to your door. The MOST important thing is that they can easily see the house number and the for sale sign! Don’t let your property go unnoticed after all this hard work!
Light plays a key role in every sale. Not only does it show the buyers everything your property has to offer but it also makes a space feel more inviting and spacious. Let there be light!
